Baumann Consulting guided the project team through the LEED certification process. Additionally, Baumann’s thorough and rigorous evaluation of the existing systems convinced the Owner about the benefits to implement the BMS upgrade.

This 11-story Class A office building, located in the heart of Washington, D.C., was built in 1997. Union Investment, one of the owners of the building and a German real estate developer, initially selected Baumann Consulting to guide the team through the LEED Existing Building certification process due to the firm’s demonstrated experience with similar projects in the U.S. and Germany. Besides the Energy Audit, Baumann provided all necessary services for the successful certification.

As one of the recommendations of the energy audit, Baumann was tasked with the evaluation and upgrade of the building management system (BMS) installed as part of the original building. The goals are improved energy efficiency and a safer and more secure building environment.

Baumann provided consulting services to improve the BMS via the following processes:

  • Prepared Owner Project Requirements
  • Develop a Basis of Design and/or reevaluates existing Control Sequences
  • Provide an Outline Specification for the implementation and installation process of either a BMS upgrade or new installation
  • Conduct thorough Commissioning with Point-to-Point Testing including Sensor Verification, Functional Performance Testing, and Trend Data Analysis before and during occupancy
