Baumann’s expertise informed improvements to the building management and control system (BMCS) and supported efforts to recertify the building under the LEED for Existing Buildings: Operations & Maintenance (LEED EB O&M) v3.0 rating system.

Hines built this 11-story Class A office building, located in the heart of Washington, DC, in 1997. Union Investment, one of the owners of the building and a German real estate developer, selected Baumann Consulting to provide LEED Consulting, Energy Audit, and Commissioning services due to the firm’s demonstrated experience with similar projects in the U.S. and Germany.

The project scope includes upgrades to the building management and control system (BMCS) installed as part of the original building. Baumann’s expertise informed the improvements to the performance and capabilities of the BMCS and supported Hines’ achievement of recertifying the building as Silver under the LEED for Existing Buildings: Operations & Maintenance (LEED EB O&M) v3.0 rating system. Hines intends to recertify the building again in 2015 to achieve LEED EB O&M v3.0 Gold certification.
