    Tishman Speyer is redeveloping the sites located at 2020 and 2030 M Street NW in the Golden Triangle Business District of Washington, D.C. Baumann is providing LEED consulting, energy modeling, fundamental and enhanced commissioning, and M&V services for the new site at 2050 M Street NW.

Tishman Speyer demolished the existing sites located at 2020 and 2030 M Street in Washington, D.C. in order to create a new space: 2050 M Street. This new commercial building will include offices, retail space, and the new broadcast studios for CBS News.

The project benefits from immediate access to the best Washington, D.C. has to offer, including hundreds of dining and shopping options, several luxury hotels, and desirable residential developments. The prominent address is located downtown near numerous public transportation options.

Baumann conducted a peak cooling load study that enabled the team to procure temporary cooling equipment with 37% less capacity than initially planned, leading to reduced cost to purchase the equipment and lower operating cost due to higher efficiency.

Baumann used energy modeling to conduct an envelope optimization study and evaluation of different HVAC system options during the schematic design and design development phase. The project achieved an energy reduction of ~32% compared to the ASHRAE 90.1 – 2007 baseline.

Sustainability measures incorporated into the design include:

  • Dedicated outdoor air system with heat recovery
  • Staged chiller and water side economizer
  • Set back column and glass façade to optimize use of daylight
  • Vegetated roof to reduce rain water run off
  • Rainwater tank with the capacity to collect 29,000 gallon of rain water, equivalent to 2 weeks of the average annual rainfall
