Located directly on the Main and in proximity to the new Offenbach harbor area, the LEI Quartier (LEIQ) stands out as the start of a new development in the Kaiserlei district.
LEIQ consists of two sub-buildings with Danfoss as the main tenant, while the remaining part of the building will be rented to third parties. The development offers communal spaces, such as common areas in the courtyard for tenants to enjoy, along with rooftop terraces on both parts of the building. Moreover, there is a parking garage with 313 spaces, including 25% e-charging stations.
For the Danfoss building, heating and cooling are provided via local district heating and a highly efficient chiller. For the other building, heating and cooling are provided via reversible heat pumps. This lays the foundation for a CO2-neutral supply.
Baumann Consulting led the project team through the LEED certification process, ensuring compliance with sustainability standards. Our team also provided the following services:
- Commissioning in accordance with LEED requirements
- Energy modeling
