Friedenstr. 4 in München, Germany is a 7-story office building with a GFA of 10,270 m2 located in the vicinity of the train station “Ostbahnhof”. The terracing of the upper floors creates outdoor spaces with vegetation accessible to occupants.
As LEED Consultant, Baumann guided the project team through the successful green building certification for Friedenstr. 4. In addition, our team provided fundamental, enhanced, and building enclosure commissioning (Cx), daylight and energy modeling, and life cycle analysis (LCA) for this LEED for New Construction project at the Gold level.
Baumann performed the LCA, which showed a 7% reduction in greenhouse gas emissions (GHG) compared with the baseline building. The GHG reduction of 140,000 kg of CO2 was achieved by the careful selection of materials and energy-efficient design.
Fulfilling the local stringent energy efficiency code requirements, the energy model showed 20% savings of the designed building over the baseline building according to ASHRAE 90.1-2010, which translates to 8 points.
The daylight simulation documented that over 91% of the space fulfills the daylight requirements, which reduces energy demand and contributes to a healthy and productive environment. This outstanding result was achieved through the narrow building footprint and exterior sun shading.
