Barcroft Apartments

Baumann provided consulting services to assist with the assessment of the boiler rooms for the Barcroft Apartments located in Arlington, VA.

The Barcroft Apartments are a mixed-use apartment and commercial development on a 60-acre site. The complex consists of 52 two-story and three-story multifamily buildings with a total of about 1,300 units. Additionally, there are approximately ten parking garage structures, two single-story, and one two-story commercial building, and contains six restaurant/retail spaces. The buildings were constructed between 1939 and 1952.

Baumann Consulting conducted a facility conditions assessment to determine estimated maintenance and replacement costs prior to Jair Lynch acquiring the property. We created an inventory of equipment and systems for each of the 11 main boiler rooms. For each primary item (boiler, pumps, water heaters, piping, and insulation), Baumann assessed the general condition based on visually observed characteristics.

Baumann identified significant deficiencies that should be prioritized for immediate repair or replacement. Our team also provided the remaining life expectancy on the rest of the equipment and systems and highlighted those that would need to be replaced in the next 10 years.

Based on observable equipment sizes and specifications, Baumann estimated the costs of replacing existing equipment with in-kind equipment and systems using RSMeans construction cost database and our team’s experience with similar projects.
