Analog Devices BV (ADBV) constructed a new product line research and development building on their existing campus in Limerick, Ireland. The current facility, originally designed as a factory, no longer met the needs of the desk-based work environment. The project’s scope of work included the demolition of two existing buildings and redevelopment of the brownfield site with a modern two-story facility.
The building is providing the following usage types on a gross floor area of 130,000 ft²:
- Enclosed roof level plant room
- Combination of open plan office spaces with enclosed meeting rooms
- Canteen, reception area, toilets
- Storage and ancillary areas
Baumann provided full scope commissioning services for all technical systems as well as building enclosure for this project, which fulfilled all requirements for the LEED fundamental and enhanced commissioning.
Baumann was instrumental in the selection process of the BAS vendor and collaborated and conducted a comprehensive review of the building automation system implementation and commissioning to ensure that the project was delivered to the client with minimal controls issues. Major issues that were corrected during the commissioning process:
- Out of sync parallel chilled pumps
- Chiller pipework flow directions
- Misaligned chilled water return temperatures
