99 West, a 99-meter-high office tower, was developed as one of four buildings in the Senckenberg district in Frankfurt am Main, Germany. This project consists of a 5-level base building featuring a green roof terrace overlooking the city skyline, along with 20 floors in the tower. In addition to premium office spaces, the development also houses a public and private restaurant on the ground floor, as well as a conference center with exclusive dining and access to the rooftop terrace.
Baumann Consulting led the project team through the BREEAM certification process, which targeted the certification level “Excellent”. In addition to managing the overall certification process, the Baumann team performed a life cycle analysis (LCA) and supported the project team in optimizing the carbon footprint of the development. This included responsible sourcing of construction products (MAT 3) and implementing a construction waste management plan (WST 1).
The Baumann team engaged in discussions with the design team regarding optimizing the façade and HVAC system design based on daylight and thermal comfort simulations during the early design phases. The simulations also confirmed that a high level of thermal comfort can still be achieved despite potential local temperature increases caused by global warming, addressing the client’s concerns positively.
