The Reynard (Parcel QRS) at The Parks at Walter Reed is a new Class A, 5-story multifamily building in Washington, D.C. Breaking ground in early 2022, the building will be approximately 300,000 GSF and include approximately 345 rental apartment units with diverse floor plans, live/work units, upscale amenity spaces, and picturesque balconies overlooking the nearby Marketplace and Great Lawn.
Baumann Consulting is the LEED Consultant and is guiding the project team through the certification process. The project is pursuing a LEED BD+C certification with the objective of obtaining a minimum of LEED Silver.
Baumann is also providing commissioning for DC code compliance and to fulfill the LEED requirements for fundamental, enhanced, and building enclosure commissioning.
In the early design stage, the Baumann team performed a simple box model with parametric studies to evaluate the impact of different mechanical systems, efficiencies, lighting power densities, U-values, insulation, etc. Then, through a collaborative approach with the owner, design team, and cost estimator, the results were used to identify the most cost-effective way to achieve code compliance and the high-efficiency goals set by the owner Urban Atlantic.
Baumann developed a detailed energy model based on the permit drawing set which confirmed the results from the simple box model.
