Tessuto

Baumann Consulting was selected by Tishman Speyer to provide energy modeling, LEED consulting, commissioning, and measurement and verification (M&V) services for the first genuinely mixed-use tower in Germany, which is pursuing a LEED CS Platinum certification.

Tessuto is an innovative new mixed-use development in the heart of Frankfurt’s central business district. Germany’s first genuinely mixed-use tower was designed by the Bjarke Ingels Group (BIG) and provides Class A office, residential, and retail space.

With a height of over 600 ft, Tessuto offers striking views of the city center including the nearby Taunusanlage Park and River Main. Recently, the project was awarded the LEED Platinum certification.

Tishman Speyer selected Baumann to provide LEED consulting, fundamental and enhanced commission, energy modeling, and measurement and verification (M&V) services.  Combining those services creates synergies and ensures the involvement of a third party to optimize the design, construction, and operation of the HVAC systems.

Optimizing the design through evaluation of different energy efficiency measures led to a cost reduction of over 30% compared to the ASHRAE 90.1 – 2007 baseline. Some efficiency features are listed below:

  • High-quality envelope
  • Dedicated outdoor air system with heat recovery
  • Low-temperature radiant heating and cooling
  • High-efficiency chiller
  • High-efficiency lighting
  • Connection to the district heating system
