Hotel Element

Baumann Consulting provided all services necessary for the successful LEED New Construction certification of the Hotel Element including LEED Consulting, Commissioning, and Energy Modeling Services

The project Hotel Element is located in Gateway Gardens near the Frankfurt airport in Germany. The project is a new construction with 133 hotel tenant rooms, meeting rooms, circulation spaces, and underground parking.

Baumann Consulting performed the energy model simulation for this project which achieved a 33% energy cost improvement compared to the baseline according to ASHRAE 90.1-2007 Appendix G. This was primarily achieved through the 90% reduction of heating energy of the design case compared to the baseline. The incorporated Energy Efficiency Measures (EEMs) included but are not limited to:

  • High-quality envelope
  • Efficient hydronic heating system for circulation spaces
  • Variable Refrigerant Flow (VRF) systems for tenant heating and cooling
  • Dedicated Outdoor Air (DOA) system with heat recovery
  • Daylight control and occupancy sensors

Baumann’s commissioning activities verified thermal comfort requirements in the hotel rooms. The following issues were discovered during the commissioning and corrected:

  • Hotel room temperature sensors were not accurately calibrated
  • Incorrect display of values on Building Automation System (BAS) for example:
  • Cooling coil units
  • Heat recovery wheels “on” vs “off”
  • Exhaust ventilation fan speed
