Baumann Consulting provided energy benchmarking services for The Carlyle Group’s 10 multifamily residential properties including 132 buildings in the locations Arlington, VA; Raleigh, NC; Nashville, TN; and Houston, TX.
Based on the energy use intensity and greenhouse gas emissions, Baumann identified the buildings with the biggest potential to significantly reduce energy consumption and operating costs.
Desk energy audits for ten properties were conducted by the Baumann team to identify specific energy conservation measures that could improve Net Operating Income.
Baumann then performed an ASHRAE Level II Energy Audit for The Wellington, a residential property owned by the Carlyle Group. The Wellington consists of three buildings with over 1,000 residents and a combined floor area of 850,000 ft². Baumann performed a detailed building survey and energy analysis. The Level II Energy Audit identified energy conservation measures of approximately $155,000 per year, which meet the owner’s constraints and economic criteria.
Baumann also discussed with the client any effects on operation and maintenance procedures. Finally, our team suggested potential capital-intensive improvements requiring more thorough data collection and analysis alongside an initial judgment of potential costs and savings.
